Shutting it off
The mains tap is normally at the front boundary near the meter, and it closes clockwise. Turn it fully off, then open the lowest tap in the house — often an outside garden tap — to let the pressure drain down.
If you don't know where your meter is, go and find it now, before you need it. It is the single most useful thing on this page and it takes two minutes on a dry day.
What the frost record says about winter bursts
A pipe bursts from cold only when the water inside it freezes: ice takes up about 9% more room than water, and the pipe splits. In Geelong that is uncommon. The Bureau of Meteorology's Breakwater station (Geelong Racecourse) averages 0.7 nights a year at or below 0 °C, and its coldest reading since 2011 is −2.2 °C, in July. Our reading of those numbers: a freeze split is possible on an exposed pipe — an unlagged run in a roof space, on an external wall, or a garden tap — but a winter burst in Geelong may well have another cause. Old galvanised supply that has corroded from the inside, and a fitting under strain, can give way in any season. Before we call a burst a freeze, we show you where the pipe was exposed. A split on an exposed pipe found on a frosty morning fits; a pinhole in a wall cavity does not. Lagging exposed pipework before winter is still cheap insurance.
Access is what sets the price
The pipe repair itself can be minor. What costs money is reaching it.
A burst in an accessible roof space or under the house is at the $250 end. One inside a wall means opening and making good. One under a concrete slab means detection first, then either cutting the slab or re-routing the line, and that can run past $900. Our quote lists the pipe and the access as separate lines.
After the water stops
Photograph everything before you clean up, including the source and the affected rooms. An insurer will want to know what failed and how long it ran.
And don't leave saturated wall cavities to dry on their own. In a Geelong winter they can stay damp and grow mould, and that can become a larger claim than the plumbing.
